Reframe roof and add on

This project involves removing the flat roof and reframing it to include a large attic and storage space. Also, add on more square footage for closets and a family room. Included are a new 2nd story deck, 2 heating and cooling systems, a new kitchen, all new windows and exterior doors, and many interior remodeling projects during the course of building (not all by GCC).

Install new platform on top of old rafters and addition framing. Looking East.


Note above: new addition on right - goes 2 stories. Added steel column in middle - holds up beam in center with walls above it, as well as floors. 2 large doors install on either side, plus window to the left is over a counter area in kitchen.


Views West and East - opening on East view is for skylight, West view is for dormer gable to house A/C condensing units.


East wall at bottom has new electrical panel, and additional subpanel was added later to accommodate additional power needs in the attic.

New foundation poured to West end of house.

Framing going strong.


Roof is on 95%. Trim painted 95%. Since the rainy season is upon us, we completed as much as possible without compromising quality.



View from side yard, the back of the house will have the deck placed back, and the dormer houses the 2 air conditioning condensers up high and out of sight.

Jan. 2009: Framing completed, ok to cover - the house is wrapped in Tyvek house wrap , taping the material to the windows and doors (at the edges). Note trim is just starting to be applied. Sample window and field color shown below.















This is the back yard roof gable dormer - it houses an open platform for the air conditioning condensing units (2) - spacious enough to also serve as a viewing platform of the nature center just behind the house. The view up there is quite impressive - looking at the tree tops and birds of prey.



Below is the dining room door, the kitchen bay window, and family room doors. To the right is view up the skylight chase. A door was placed in the chase to allow the movement of items to and from the attic via an electric hoist and trolley setup in the attic. With approx. 1800 sq ft of space up there, all lit up and covered with plywood, it makes for a convenient storage area. The doors are 8' tall and 4' wide - large enough to accommodate some pretty big items. The angle of the shaft just makes the landing below a straight shot up to the attic with the hoist able to move in and out of the opening. Every house should have one....




Below - front view of trim sprayed with primer - ready for the next step in adding siding boards. Back view of house shows left area ledger attached to the wall - a place where the deck will be re-placed (back where it was before but with improved strength and materials). Note chimney cap in foreground awaiting paint
